A Pre-Purchase Building Inspection is recommended to be carried out well before auction or before the five day cooling off period ends. It will give you a clear picture of what problems the property may have and may help with your negotiations.
A Pre-Purchase Report should address all of the following areas of the property as per AS4349-0,
1 and 3 of 2007 and 2010 series of standards:
Roof exterior (under 3.6 meters off the ground level);
The site and any outbuildings within 30 meters of the main building;
Safety issues and items;
Any Cracking to building elements.
The Report should also include every room, their cupboards, robes and any storage areas.
Additional charges may apply for properties with Granny Flats or In-law accommodation whether they are attached or detached.
Our Building & Pest Inspection reports will include photographs that illustrate any problems; however this is not a mandatory requirement. Photographs give you the purchaser a clearer understanding of the problems at hand at the time of the inspection. They are also a form of visual evidence and a proven fact (the burden of proof) for both the inspector and the client in any future negotiations they may become involved in.
All reports must comply with the current relevant Australian Standards, as follows:
